Read the feature you already own before you spend a dollar
Drive almost any Black Mountain property with a water feature and you'll find the same three failure patterns: a liner that has UV-cracked after a decade of high-altitude sun, a cascade whose stone has settled because the base was never compacted against our clay-and-rock subsoil, and a pump vault that has silted in from one too many runoff events off the ridge above. Each one looks like a waterfall that "needs replacing." Most don't.
The first site visit should be diagnostic, not a sales call. Is the leak at the liner, the plumbing, or the edge? Is the stone shifting because the ground moved, or because it was stacked wrong to begin with? Is the pump undersized for the head height, or is the intake just clogged? A contractor who can answer those three questions on the first visit will save you thousands over one who quotes a tear-out before touching the feature. Another read: look at the mulch and plantings around the cascade. A word on how to read those numbers when you get them. A bid near the bottom of a range usually means the scope is small and well-defined, or it means something important was left out, and the tell is whether the quote mentions drainage and base preparation at all. A bid near the top of a range should come with a written explanation of what is being built, where the stone is coming from, and what the overflow plan is for a storm. What does that sequence look like in practice on a Black Mountain slope? The first work is not building anything, it is cutting and shaping the ground so that water arriving from uphill is directed around or under the feature instead of through it.
